Project Details
The property manager of a North York Centre office tower received a fire order from Toronto Fire Services listing 11 stairwell doors. The findings were familiar: labels painted over during a past renovation, gaps at the bottom and latch edge beyond NFPA 80 limits, and closers that no longer pulled the doors into latch.
Scope
- Survey all 11 listed doors and the remaining stairwell doors on the same stacks
- Replace five doors whose labels could not be verified with labelled 90-minute hollow metal assemblies tested to CAN/ULC-S104
- Correct clearances, replace leaking closers and re-align strikes on the remaining six
- Install Von Duprin fire exit hardware where required and remove non-compliant dogging
- Deliver a written NFPA 80 compliance report for the re-inspection
Outcome
Work was staged one stair at a time so tenants always had a compliant stair available. The fire order was closed on the first follow-up visit, and the building moved its stairwell and corridor doors onto a quarterly service contract so the next walkthrough is a formality.
Why it worked
Fire orders are easier to close when every door is documented. The written report listed each opening by floor and stair, what was found and what was corrected, which let the inspector verify the work without a second full walk.
