Project Details
An industrial property manager near Highway 27 received a fire inspection notice for two rusted rear exit doors that no longer latched. Both frames were corroded at grade.
Scope
- Survey both exits and confirm rating, swing and clear width requirements
- Replace both doors with insulated hollow metal doors in new labelled frames
- Install Von Duprin 99 exit devices and closers set for self-closing and latching
- Stage the work so one exit stayed open at all times
- Document both openings for the inspector
Outcome
Both exits were replaced in a single day. The documentation went to the inspector that week and the notice was closed. The PM added an annual exit and frame check to the building plan.
Why it worked
Staging the exits one at a time kept the building compliant throughout. Replacing frames along with doors fixed the root cause, so the new doors will keep latching through the next winter.
