Commercial Door Guides

Straight answers for property managers, business owners and general contractors on fire doors, exits, storefronts, automatic doors, Division 8 and keeping door costs predictable.

Common Questions From Property Managers

What is a Division 8 scope and do you handle it on new builds?

Yes. Division 8 is the openings section of a construction specification covering doors, frames, hardware and glazing. We supply and install the Division 8 doors, frames and hardware package on new builds, major renovations and tenant fit-outs, from submittals to closeout. That includes reviewing the hardware schedule and shop drawings, setting hollow metal frames before drywall, hanging doors after paint, installing the hardware per opening and closing out the deficiency list with keys and closeout documents.

Can you certify a fire-rated door for NFPA 80 inspection?

Yes. Our NFPA 80 trained technicians inspect fire door assemblies, correct deficiencies such as gaps, closers and latching, and provide a written NFPA 80 compliance report you can hand to the fire marshal. Doors damaged beyond permitted field repairs are replaced with labelled assemblies tested to CAN/ULC-S104. The report lists every opening by location, what was checked (label, clearances, self-closing, positive latching, hardware) and what was corrected, so the inspector can see the work without walking every floor twice.

What hardware brands do you stock or source within 7 business days?

We stock common Dorma, LCN, Von Duprin, Adams Rite, Hager and Yale parts and typically source anything else, including Kawneer, YKK AP and Vistawall entrance components, within 7 business days. Closers, pivots, exit device parts and deadlatches for the most common commercial openings ride on the trucks, which is why many repairs finish on the first visit. When a part has to be ordered, the opening is made safe and secure first.

Do you offer annual service contracts for property management firms?

Yes. Quarterly or semi-annual agreements typically run $1,200-$4,800 per year and include priority dispatch, a 15% parts discount, NET-15 terms and a written NFPA 80 compliance report after each visit. Each visit covers closer adjustment, hinge and pivot lubrication, panic hardware function tests, automatic door safety checks and weatherstripping, and the report goes to your ownership group in a format they can actually read.
