Why the Frame Matters
A commercial door is only as good as the frame it hangs in. The frame carries the hinges, holds the strike and anchors the whole opening to the wall. When the frame rots, bends or loosens, nothing else works properly. Closers fight, latches miss and even a brand-new door will not stay shut.
Frame problems are often missed because people look at the door first. If you have replaced hinges, closers and locks and the door still will not latch, the frame is the likely culprit. It is one of the first things our crews check on any commercial door repair call in Toronto.
Frame Types We Replace
Welded hollow metal frames
The strongest frame type, welded at the corners and anchored and grouted into masonry or concrete. Common on exterior doors, stairwells and industrial openings.
Knockdown hollow metal frames
Assembled on site and installed over finished drywall. Common in offices and renovations. Easier to replace without major wall work.
Aluminum storefront frames
Part of the storefront system. Corroded or damaged storefront frames are replaced with the entrance system, often together with the door.
Partial or Full Replacement?
| Condition | Usual fix | Typical range (CAD) |

| Frame rusted higher or distorted | Full welded frame, grouted | $2,200 - $3,500 |
| Fire-rated frame damaged | Labelled replacement frame | $2,800 - $4,200 |
| Aluminum storefront frame | Priced with the entrance | On written scope |
Your written CAD scope confirms the approach, materials and wall repairs before work starts.
How Frame Replacement Works
The crew removes the old frame or cuts out the damaged sections, repairs the opening, then sets the new frame plumb and square. Welded frames in masonry are anchored and grouted solid, which makes them far stiffer and more secure. The door is rehung, hinges, closer and strike are adjusted, and the frame is primed or painted.
On one Brampton logistics building, four rear exit frames had rusted through at grade from years of salt. The crew cut out the rotted jamb sections, installed new galvanneal frames anchored and grouted to the block walls and rehung the existing doors. All four openings were secured and painted within two days.
Fire-Rated Frames
The frame is part of a rated assembly. A bent, rusted or modified rated frame can fail inspection even if the door is fine. Under NFPA 80, rated frames are replaced with labelled frames of the correct rating, with the right anchors and hardware preps. We document the replacement for your inspection file. See fire-rated door installation for full assembly work.
After a Break-In
Pried frames are common after break-in attempts at rear doors. The strike jamb bends away from the door and the lock can no longer engage fully. We temp-secure the opening the same night through our emergency commercial door repair service, then replace the frame or strike jamb. Claims are direct-billed to major commercial property insurers.
Door and Frame Together
If the door is also damaged, it often makes sense to replace both. See commercial door replacement for door swaps, or hollow metal door installation for complete door and frame packages.
