Steel Doors Take the Hardest Hits
Loading dock pedestrian doors, rear exits and service corridor doors live a hard life. Forklifts clip them. Carts slam into them. Road salt and meltwater pool at their bottom rails all winter. And when someone tries to break in, the rear steel door is usually the target.
When a commercial steel door is damaged, it rarely makes sense to straighten it. Buckled skins, torn lock edges and rust-through all weaken the door permanently. A direct swap into the existing frame restores security fast. Rear steel doors are among the most common openings in our Toronto commercial door repair work.
What a Direct Swap Includes
- Same-night board-up or steel security bar if the door cannot be locked
- Measuring the existing frame for size, handing and hardware preps
- An insulated 16-gauge galvanneal door for exterior and dock locations
- Transfer of sound Von Duprin, LCN and Hager hardware, or upgrade to Grade 1
- New sweeps and weatherstripping on exterior doors
- Removal and disposal of the damaged door
Common Causes of Steel Door Failure
Break-ins
Pry bars and kicks buckle door skins and tear the lock edge. Even if the door closes afterward, it will not resist the next attempt.
Impact damage
Forklifts and pallet jacks dent and twist dock pedestrian doors. Once twisted, the door binds in the frame and the latch misses the strike.
Corrosion
Salt and water rot the bottom rail from the inside. The skin separates, the core gets wet and the door sags. Galvanneal steel slows this down considerably.
Steel Door Replacement Costs
| Door | Typical range (CAD) |
|---|---|
| Interior hollow metal, hardware transferred | $1,600 - $2,400 |
| Exterior insulated 16-gauge galvanneal, sweeps | $2,400 - $3,600 |
| Exterior door with new exit device or fire label | $3,200 - $4,500 |
Ranges only. Your written CAD scope confirms the door, hardware and schedule. Insurance claims for break-ins, vandalism and impact damage are direct-billed.
From Board-Up to New Door
On one Vaughan warehouse, the shipping dock pedestrian door was kicked in overnight. The crew boarded the opening at 2am, measured the frame at first light and ordered an insulated 16-gauge galvanneal door. The new door was hung by Thursday with the existing Von Duprin device transferred. Shipping continued through a side door all week and the claim was direct-billed.
That sequence, secure first, measure, swap, is how most of our steel door jobs run. For overnight emergencies, see emergency commercial door repair.
When the Frame Needs Work Too
Frames rot at grade the same way doors do, and a pry bar can bend a frame as badly as the door. If the frame is compromised, a new door will not latch reliably. We assess frames on every steel door call. See commercial door frame replacement for frame work, or hollow metal door installation for complete new door and frame packages.
Preventing Repeat Damage
For docks with repeat impact, ask about heavier doors, kick plates, protective bollards or relocating hardware above cart height. For buildings with several steel doors, a maintenance contract catches failing sweeps, rusting rails and loose hardware before they turn into emergencies.
