The GTA Commercial Door Market

## Commercial Doors Are Compliance Equipment, Not Just Entrances

Every commercial building in Toronto has doors that answer to someone. Fire-rated stairwell and corridor doors answer to NFPA 80 and the Ontario Fire Code. Exit doors answer to OBC Part 3 egress rules. Entrances answer to the AODA and barrier-free design. And every door in the City of Toronto answers to Toronto Municipal Code Chapter 629 property standards.

That is why commercial door work belongs with a commercial door contractor. Our crews work only on storefronts, office towers, warehouses, condo entrances and fire-rated openings. We carry Dorma, LCN, Von Duprin and Adams Rite parts, install Kawneer, YKK AP and Vistawall entrances, supply labelled assemblies tested to CAN/ULC-S104, and handle full Division 8 packages for general contractors. We are a CDHA member company, WSIB registered and carry $5M commercial general liability.

GTA Commercial Reality

## Why Commercial Door Repair in Toronto Costs 3x More Than It Should

Most commercial door bills in Toronto are not high because doors are expensive. They are high because the wrong fix gets made first, then made again. Here is where the money goes.

### DIY fixes on fire-rated doors become lease violations

A fire-rated corridor or stairwell door is a tested assembly. When maintenance staff swap in a residential closer, fill an oversize gap with wood trim, paint over the label or drill a hole for a new lock, the door can lose its rating. Under NFPA 80 and the Ontario Fire Code, that door now fails inspection. A failed fire door inspection becomes a fire order, and a fire order often becomes a lease violation for the tenant and a liability problem for the owner. Fixing it properly the second time costs far more than doing it right the first time.

### A seized storefront door costs $200 to $2,000 an hour

When a storefront pivot fails or a lock will not open at 9am, the store is not just inconvenienced. Walk-in trade stops, staff stand around and, in January, the heat pours out. Retailers tell us a seized entrance during business hours costs anywhere from $200 to $2,000 per hour in lost trade. A contractor who arrives in two hours with the right pivot on the truck is worth more than one who arrives tomorrow with a quote.

### Commodity locksmiths cannot source commercial hardware

Dorma and LCN closers, Von Duprin exit devices and Adams Rite deadlatches are not sold at a hardware counter. When a general locksmith cannot get the right part, they improvise: a lighter closer, a generic pivot, a strike shimmed into place. Those parts wear out fast, cannibalize the rest of the opening and bring the same door back on the work order within a season. We stock common commercial parts and typically source the rest within 7 business days.

### Free quote, then an $800 trip charge

The most common complaint we hear from property managers is a pricing game: a free quote on the phone, then a trip charge or emergency fee that appears only on the invoice. Our approach is the opposite. Ranges are published, the $225 service call is credited to same-visit repairs, and every job starts with a written CAD scope before any work begins.

### The compliance gap nobody flags until an inspector walks in

Most building managers do not know their doors are out of compliance until someone tells them. Toronto Municipal Code Chapter 629 requires doors and hardware to be kept in good repair. OBC Part 3 sets egress rules for exits. Fire inspectors test panic hardware and fire door latching first. A door can look fine and still fail all three. We flag those issues in writing on every visit, so you hear about them from us and not from an inspector.

Our crew carries 20+ years of GTA commercial door trade experience, hundreds of jobs annually, and the same contact for every project from first assessment through final close-out.

Aluminum storefront entrances on Toronto retail strips take more abuse than any other commercial door. Commercial Door Closer Repair

[/commercial-door-closer-repair/ →](/commercial-door-closer-repair/)

$350 - $850

Door closers are the most-replaced hardware on any commercial opening, and Toronto freeze-thaw cycles make them leak, slam or fail to latch. Service covers surface-mounted, concealed overhead and floor closers from Dorma, LCN and Hager, including the LCN 4040XP and Dorma 8900 series. Technicians adjust sweep, latch and backcheck valves, swap leaking bodies and confirm fire doors self-close and positively latch to NFPA 80.

Includes: Sweep and latch adjustment·Leaking closer replacement·Arm and drop plate swap·Fire-door latch check

Timeline: Same-day typical; crew of 1

A North York condo board had 18 corridor fire doors failing to latch ahead of a fire marshal walkthrough. The crew replaced six leaking LCN closers, adjusted the rest and documented every door in a written NFPA 80 report. All 18 doors passed on the re-inspection, and the board moved the building onto a semi-annual service contract.

####

Commercial Door Hinge Repair

[/commercial-door-hinge-repair/ →](/commercial-door-hinge-repair/)

$280 - $950

Sagging doors almost always start at the hinge or pivot. Repairs cover continuous geared hinges, full-mortise ball-bearing butt hinges and offset and intermediate pivots on aluminum, hollow metal and wood commercial doors, with Hager and Roton-style continuous hinge conversions for high-traffic entrances. Technicians re-anchor stripped frame screws, shim hinge jambs and restore clearances so the closer and lock stop fighting the door.

Includes: Pivot set replacement·Continuous hinge conversion·Frame screw re-anchoring·Clearance reset

Timeline: 2-4 hours typical; crew of 1-2

A Richmond Hill retail plaza manager had three entrance doors dragging on the threshold every winter. Worn offset pivots were letting the doors drop. The crew converted all three to continuous geared hinges in one morning, re-set the closers and cleared the thresholds. Tenants kept trading through the install, and the plaza has not logged a sag complaint since.

####

Commercial Door Push Bar Repair

Panic hardware has to work every time, which is why Ontario Fire Code inspectors test it first. Repairs cover Von Duprin 98 and 99 series rim, vertical rod and mortise exit devices plus Corbin Russwin, Sargent and Yale equivalents. Technicians replace bent vertical rods and worn latch bolts, re-align strikes, rebuild sticky push pads and remove dogging from fire-rated doors where it is not permitted. Every device is tested for free egress before the crew leaves.

Includes: Rod and latch replacement·Strike re-alignment·Dogging removal on fire doors·Egress function test

Timeline: 2-4 hours typical; crew of 1

A Vaughan warehouse owner had a rear exit door with a Von Duprin 99 that would not latch after a forklift clipped the vertical rod. The crew replaced the rods and top latch, re-aligned the strike and re-tested egress the same afternoon. Total downtime was under three hours, and the door passed the insurer's site inspection the following week without a note.

Installation covers 20, 45, 60 and 90-minute hollow metal and wood door assemblies tested to CAN/ULC-S104 and installed per NFPA 80, with labelled frames, fire-rated glazing, listed hinges, LCN or Dorma closers and Von Duprin 98/99 fire exit hardware. Every install includes a written NFPA 80 compliance report.

Includes: Labelled door and frame·Fire exit hardware·Clearance and latch check·Written NFPA 80 report

Timeline: 1 day per opening typical; crew of 2

A North York office tower PM received a fire order listing 11 stairwell doors with painted labels, oversize gaps and failing closers. The crew replaced five non-compliant doors with labelled 90-minute assemblies, corrected the rest, and delivered a written NFPA 80 report for the re-inspection. Tenant stair access stayed open throughout, and the order was closed on the first follow-up visit.

Fire Exit Door Replacement

[/fire-exit-door-replacement/ →](/fire-exit-door-replacement/)

$2,800 - $6,500

Exit doors must open freely, close on their own and latch every time, or the building fails inspection. Replacement covers steel and fire-rated egress doors with Von Duprin rim, vertical rod and mortise exit devices, labelled frames where required, and closers adjusted for self-closing and positive latching under the Ontario Fire Code and OBC Part 3. Replacement is staged to keep at least one compliant exit open at all times.

Includes: Egress door and frame·Exit device install·Self-closing and latching check·Inspector documentation

Timeline: 1 day per opening typical; crew of 2

A Scarborough industrial landlord received a fire inspection notice for two rusted rear exit doors that no longer latched. The crew replaced both with insulated hollow metal doors, new Von Duprin 99 devices and labelled frames, and staged the work so one exit stayed open. Both doors were done in a single day, and documentation went to the inspector the same week, closing the notice.

$2,200 - $6,800

Broken or failing glass doors are a security problem the moment they crack. Replacement covers tempered, laminated and Low-E insulated glass in aluminum storefront doors and frameless all-glass entrance doors on floor springs. The crew boards up broken openings the same night, measures for new glass and installs with new glazing gaskets or spline, then re-adjusts the closer, pivots and Adams Rite lock. Insurance claims are direct-billed.

Includes: Same-night board-up·Tempered or laminated glass·Glazing and gasket replacement·Closer and lock reset

Timeline: 1 day on site after glass lead time; crew of 2

A King West restaurant owner woke to a shattered tempered glass entrance door after an overnight break-in. The crew boarded it before the morning prep shift, measured for laminated glass and installed the new pane with a reset closer three days later. The claim was direct-billed, the restaurant never closed for service, and the owner later upgraded the side door glass too.

Accessible entrances matter to customers, tenants and the AODA. Installation covers low-energy and full-power swing door operators from Record, Besam and Horton, stainless steel push plates, bollard-mounted and wireless actuators, and BEA safety sensors where required. The crew sizes the operator to the door, sets opening force and speed to ANSI A156.19 and positions push buttons per OBC 3.8 barrier-free design.

Includes: Operator install·Push plate or wireless actuator·Force and speed set-up·AODA checklist

Timeline: 1 day typical; crew of 2

A Markham medical clinic PM needed accessible entrances on two suites after a tenant complaint. The crew installed low-energy operators with wireless push plates on both doors and wired them to the existing electric strikes. Both entrances were operating by end of day, patients used them the next morning, and the PM received an AODA checklist for the file. No suite closed during the work.

Timeline: 1 day per door typical; crew of 1-2

A Newmarket property manager wanted FOB access on a light industrial building's two front entrances and a rear staff door. The crew installed electric strikes on the hollow metal doors, a mag lock with code-compliant release on the aluminum front entrance, and battery-backed power supplies. The security vendor programmed the FOBs the same afternoon, and tenant FOBs were handed out that Friday.

Commercial Door Maintenance & Service Contracts

[/commercial-door-maintenance-contracts/ →](/commercial-door-maintenance-contracts/)

$1,200 - $4,800/yr

Most commercial door emergencies start as an adjustment nobody made. Quarterly or semi-annual agreements give property managers a scheduled crew for closer adjustment, hinge and pivot lubrication, panic hardware function tests, automatic door safety checks and weatherstripping inspection across every opening. Each visit ends with a written report, including the NFPA 80 compliance report fire marshals ask for. Contract clients get priority dispatch, a 15% parts discount and NET-15 terms.

Includes: Quarterly or semi-annual visits·Written NFPA 80 report·Priority dispatch·15% parts discount

Timeline: Half-day per building visit typical; crew of 1-2

A North York PM moved a three-building portfolio onto a quarterly agreement after a year of surprise invoices. Each visit covers closers, hinges, panic hardware and automatic doors, with an NFPA 80 report ready before the fire marshal walkthrough. Priority dispatch now covers all three addresses, and emergency calls across the portfolio dropped noticeably in the first two quarters.

What Makes Us Different

## One Commercial Door Contractor Instead of Three Vendors

Most property managers we meet are juggling a locksmith for locks, a glass company for glass and a handyman for everything else. Nobody owns the opening, so the same door keeps failing. We take the whole door: frame, hinges, closer, lock or exit device, glass and operator.

Our technicians include DHI-trained hardware consultants and NFPA 80 trained fire door specialists. That matters on the jobs where code and hardware meet: a fire door that has to latch, an exit device that has to match the label, a mag lock that has to release with the fire alarm, a low-energy operator that has to meet ANSI A156.19 and AODA expectations.

We are also built for portfolios. Every door goes into a shared tracker, every visit ends with a written report, and service contract clients get priority dispatch, a 15% parts discount and NET-15 terms. Several Toronto property management firms use us as an approved vendor for exactly that reason.

50km Coverage Radius

## Commercial Door Service for Every GTA Property Type

### 1\. Property Managers (Condo, office tower and retail plaza)

Property managers call us for closer and hinge fixes on tenant turnover, fire door deficiency repairs before a walkthrough, and lobby automatic doors that stall in January. Most move to a quarterly or semi-annual service contract in the $1,200-$4,800/yr range once they see how many emergencies start as missed adjustments. The compliance pressure is NFPA 80: annual fire door inspection and fire marshal walkthroughs of corridor and stairwell separations, documented in a written report you can hand over.

### 2\. Business Owners (Storefront, restaurant, salon, gym and clinic)

Owners call when a storefront pivot fails, a closer starts slamming, a lock will not catch at closing or glass is smashed overnight. Storefront repairs typically run $650-$2,200 and are done before opening or after close, and break-in board-ups happen the same night. Accessibility is the compliance angle here: heavy entrance doors draw AODA complaints, and a low-energy operator with a push plate is usually a one-day fix.

### 3\. General Contractors (New build, major reno and tenant fit-out)

GCs bring us in for Division 8 door and hardware packages, hollow metal frames set before drywall and fire-rated stair doors. Installed openings typically run $1,800-$6,500 each, and one crew lead stays with the job from submittal to deficiency walk. The compliance side is OBC Part 3 egress and CAN/ULC-S104 labels on every rated opening, with closeout documents ready for the inspector.

### 4\. Multi-Unit and Rental (Purpose-built rental, co-op and student housing)

Rental operators deal with entrance door closers that get abused daily, corridor fire doors that drift out of latch and FOB access control on lobbies and amenity rooms. Closer repairs typically run $350-$850 per door, and building-wide work is priced per door. Fire marshal inspection of corridor fire separations is the big risk, along with Toronto Municipal Code Chapter 629 property standards orders on broken entrances.

### 5\. Industrial and Warehouse (Loading dock pedestrian doors and warehouse admin entries)

Warehouse owners call about kicked-in steel doors, frames rusted through at grade and panic hardware clipped by forklifts. Steel door swaps typically run $1,600-$4,500 with galvanneal doors and transferred hardware, and damaged doors are boarded the same night. The compliance issue is Ontario Fire Code exit door requirements: free egress, self-closing and positive latching, with no chains or padlocks on required exits.

Commercial Trade Answers

## Frequently Asked Questions

### Do you service residential or garage doors?

No. We work only on commercial storefront, office, warehouse, condo entrance and fire-rated doors. We do not service residential doors, garage doors or interior doors. Keeping the crew commercial-only is what lets us carry the Dorma, LCN, Von Duprin and Adams Rite parts that commercial openings need, and it keeps our dispatch board clear for storefronts, office towers and warehouses that cannot wait.

### What is a Division 8 scope and do you handle it on new builds?

Yes. Division 8 is the openings section of a construction specification covering doors, frames, hardware and glazing. We supply and install the Division 8 doors, frames and hardware package on new builds, major renovations and tenant fit-outs, from submittals to closeout. That includes reviewing the hardware schedule and shop drawings, setting hollow metal frames before drywall, hanging doors after paint, installing the hardware per opening and closing out the deficiency list with keys and closeout documents.

### Can you certify a fire-rated door for NFPA 80 inspection?

Yes. Our NFPA 80 trained technicians inspect fire door assemblies, correct deficiencies such as gaps, closers and latching, and provide a written NFPA 80 compliance report you can hand to the fire marshal. Doors damaged beyond permitted field repairs are replaced with labelled assemblies tested to CAN/ULC-S104. The report lists every opening by location, what was checked (label, clearances, self-closing, positive latching, hardware) and what was corrected, so the inspector can see the work without walking every floor twice.

### What hardware brands do you stock or source within 7 business days?

We stock common Dorma, LCN, Von Duprin, Adams Rite, Hager and Yale parts and typically source anything else, including Kawneer, YKK AP and Vistawall entrance components, within 7 business days. Closers, pivots, exit device parts and deadlatches for the most common commercial openings ride on the trucks, which is why many repairs finish on the first visit. When a part has to be ordered, the opening is made safe and secure first.

### Do you offer annual service contracts for property management firms?

Yes. Quarterly or semi-annual agreements typically run $1,200-$4,800 per year and include priority dispatch, a 15% parts discount, NET-15 terms and a written NFPA 80 compliance report after each visit. Each visit covers closer adjustment, hinge and pivot lubrication, panic hardware function tests, automatic door safety checks and weatherstripping, and the report goes to your ownership group in a format they can actually read.

### How fast can you get to a commercial door emergency?

Typical arrival is 2 hours in Toronto and 4 hours across the 905, with live dispatch answering 24/7. We temp-secure the opening first and complete the permanent repair within 72 hours. Fire exits, storefronts and automatic doors are triaged first because they carry egress, security and accessibility risk.

### How much does commercial door repair cost in Toronto?

Most commercial door repairs run $450-$1,200, with a $225 minimum service call credited to same-visit repairs. Automatic operator work runs $800-$3,500 and storefront replacements $3,500-$9,500. Every job gets a written CAD scope before work begins.

### What are your payment terms?

We take a 30% deposit on orders over $2,500 and offer NET-15 terms for property management clients. We accept e-Transfer, cheque, Visa and Mastercard.

### Do you warranty your work?

Yes. Workmanship is warrantied and manufacturer warranties on new doors, operators and hardware are passed through to you. The warranty terms for your job are listed on the written estimate.

### Can you bill my insurance company directly?

Yes. We direct-bill major commercial property insurance claims for break-ins, vandalism and impact damage, and provide photos and a written scope for your adjuster.

### What happens if my storefront or fire exit cannot be secured tonight?

We temp-secure the opening the same visit with plywood or a steel security bar, keeping required exits usable, then return with permanent parts within 72 hours. Fire exits, storefronts and automatic doors get priority dispatch.

### Which areas do you serve outside Toronto?

We cover 25+ GTA municipalities within about 50km of central Toronto, including Mississauga, Vaughan, Markham, Brampton, Richmond Hill, Oakville and Newmarket. Toronto calls get a 2-hour typical arrival and 905 calls about 4 hours.
