Common Problems We Fix

## What Goes Wrong Before Property Managers Call About Hollow Metal Doors?

### Wrong door for the location

Interior-grade doors on exterior openings rust out in a few winters. Gauge, core and finish have to match the exposure.

### Frames that move

Frames that are not properly anchored or grouted shift under heavy use, and the door stops latching.

### Fire rating questions

Stairwell and corridor openings need labelled doors and frames. Unlabelled components fail inspection.

### Drafts and water at exterior doors

Missing sweeps, poor weatherstripping and uninsulated cores make rear exits cold, wet and noisy.

## What Is a Hollow Metal Door?

A hollow metal door is a steel door built from two steel skins over a core, hung in a steel frame. Despite the name, it is not empty inside. The core might be honeycomb, polystyrene, polyurethane or steel stiffeners, depending on what the door needs to do.

Hollow metal doors and frames are everywhere in commercial buildings: stairwells, corridors, service rooms, mechanical rooms, rear exits, loading docks and warehouse man doors. They are tough, fire-rateable and easy to fit with commercial hardware, which is why most back-of-house openings use them. They also make up a large share of the

commercial door repair calls we answer in Toronto

[/ →](/)

, which shapes how we specify new ones.

## Choosing the Right Package

### Gauge

- **18-gauge:** the standard for most interior commercial doors
- **16-gauge:** heavier and more durable, preferred for exterior, warehouse and high-abuse openings

### Core

- **Honeycomb:** economical, good for interior doors
- **Polystyrene or polyurethane:** insulated, preferred for exterior doors
- **Steel-stiffened:** strongest, common on high-abuse and some rated doors

### Finish

Galvanneal A60 steel is the standard for exterior doors and frames in the GTA. Road salt and water attack steel at grade, and the zinc coating slows corrosion while taking paint well.

### Frame type

- **Welded frames:** set before the wall is finished and often grouted in masonry. Strongest option for new construction.
- **Knockdown frames:** assembled on site and slipped over finished drywall. Useful for renovations and fit-outs.

## Hollow Metal Cost Guide

| Package | Typical range (CAD, installed) |
| --- | --- |
| Interior 18-gauge door, knockdown frame, basic hardware | $1,800 - $2,800 |
| Exterior 16-gauge insulated galvanneal, welded frame | $2,800 - $4,200 |
| Fire-rated door and labelled frame with exit hardware | $3,500 - $5,800 |

Each opening is priced on a written CAD scope with gauge, core, frame, rating and hardware confirmed.

## How We Install

On new construction, welded frames are set, plumbed and anchored while walls are open, then grouted in masonry where specified. Doors are hung after finishes. On retrofits, existing frames are removed or knockdown frames are installed over finished drywall to avoid opening walls.

Doors are hung on Hager butt hinges or continuous hinges and fitted with LCN closers and Von Duprin or Yale hardware as specified. Exterior doors get sweeps and weatherstripping. Every opening is adjusted and tested for closing and latching before handover.

On one Concord industrial property, eight exterior man doors across two buildings were replaced with galvanneal hollow metal packages. The crew set new welded frames, hung insulated 16-gauge doors with continuous hinges and Von Duprin exit devices, and finished in four working days while tenants kept shipping.

## Fire-Rated Hollow Metal

Stairwells, corridors and many service rooms require rated openings. We supply labelled doors and frames tested to CAN/ULC-S104 and install them per NFPA 80 with listed hardware. Labels are protected during install and documentation is provided for inspectors. See

Commercial Door Frame Replacement

$1,400 - $4,200

A rusted, bent or pried frame can make even a new door fail to latch. Frame replacement covers hollow metal welded and knockdown frames and aluminum storefront frames, including partial jamb section replacement where only the bottom is perforated by road salt. The crew removes the old frame, repairs the opening, anchors and grouts the new frame, and rehangs the door. Fire-rated frames are replaced with labelled frames to stay NFPA 80 compliant.

A Brampton logistics PM had four rear exit frames rusted through at grade from years of salt. The crew cut out the rotted jamb sections, installed new galvanneal frames anchored and grouted to the block walls, and rehung the existing doors. All four openings were secured and painted within two days, and the PM added an annual frame check to the building maintenance plan.

A North York office tower PM received a fire order listing 11 stairwell doors with painted labels, oversize gaps and failing closers. The crew replaced five non-compliant doors with labelled 90-minute assemblies, corrected the rest, and delivered a written NFPA 80 report for the re-inspection. ## Hollow Metal Door Installation FAQs

### How much does a hollow metal door and frame cost installed?

Typical packages run $1,800 to $5,800 per opening. An interior 18-gauge door and knockdown frame with basic hardware sits at the low end. Exterior insulated 16-gauge galvanneal packages with exit devices land in the middle. Fire-rated packages with labelled frames and full hardware sit near the top.

### What is the difference between 16 and 18 gauge?

Lower gauge means thicker steel. 16-gauge doors are heavier and more durable, preferred for exterior, warehouse and high-abuse openings. 18-gauge doors suit most interior commercial openings.

### What core should I choose?

Honeycomb cores are economical for interior doors. Polystyrene and polyurethane cores add insulation for exterior doors. Steel-stiffened cores add strength and are common on high-abuse and some fire-rated doors.

### What is galvanneal A60?

Galvanneal is zinc-coated steel that resists corrosion and takes paint well. A60 refers to the coating weight. It is the standard for exterior hollow metal doors and frames in the GTA, where road salt attacks steel at grade.

### Welded or knockdown frame?

Welded frames are stronger and are set before walls are finished, often grouted in masonry. Knockdown frames are assembled on site and can be installed over finished drywall, which makes them useful on renovations.

### Do you supply fire-rated hollow metal doors?

Yes. Labelled doors and frames tested to CAN/ULC-S104 are supplied for stairwells, corridors and service rooms, with listed hinges, closers and latching hardware.

### Can you install hollow metal doors in an occupied building?

Yes. Most of our hollow metal work is in occupied warehouses, offices and condos. We stage openings so tenants keep access and we clean up daily.

### Which hardware do you install on hollow metal doors?

Hager hinges or continuous hinges, LCN closers, and Von Duprin or Yale exit devices and locks are most common, all to ANSI/BHMA Grade 1 where specified.

### How long does each opening take?

About one day per opening with a crew of two. Eight exterior man doors across two Concord buildings were finished in four working days.

### Do you replace damaged hollow metal doors too?

Yes. If the frame is sound, a direct swap is faster. See our commercial steel door replacement page.
