Accessible entrances matter to customers, tenants and the AODA. Installation covers low-energy and full-power swing door operators from Record, Besam and Horton, stainless steel push plates, bollard-mounted and wireless actuators, and BEA safety sensors where required. The crew sizes the operator to the door, sets opening force and speed to ANSI A156.19 and positions push buttons per OBC 3.8 barrier-free design.

Common Problems We Fix

## What Goes Wrong Before Property Managers Call About AODA Door Operators?

### Heavy doors customers struggle with

Exterior doors set heavy for wind are hard to open for older customers, wheelchair users and anyone carrying something.

### Tenant and customer complaints

Accessibility complaints often reach property managers before anyone checks the entrance. They need a fast, documented fix.

### Buttons in the wrong place

Push plates mounted in the door swing or too far from the approach path make an operator hard to use.

### Operators that do not work with the lock

An operator that opens a locked door, or fights an electric strike, creates new problems. Integration matters.

## Accessible Entrances for Commercial Buildings

A handicap door operator turns a manual swing door into a power-assisted one. Press a push plate or wave at an actuator and the door opens on its own, holds, then closes. For wheelchair users, people with walkers, parents with strollers and anyone carrying something, it is the difference between a welcoming entrance and a barrier.

In Ontario, accessibility is shaped by the Accessibility for Ontarians with Disabilities Act (AODA) and the barrier-free design requirements in OBC 3.8. We install operators that work for your visitors, fit your door and integrate with your security, and the same crews that handle our

commercial door repair across Toronto

 keep them adjusted.

## Operator Types

### Low-energy operators

Open slowly and with limited force, as defined by ANSI A156.19. Because they move gently, they usually do not need safety sensors. They are the standard choice for clinic suites, office entrances, condo lobbies and most retail.

### Full-power operators

Open faster for heavy traffic and are governed by ANSI A156.10, which requires safety sensors to protect people in the swing path. Used at busy main entrances.

## Actuators and Buttons

- **Stainless steel push plates:** hardwired, the most common option
- **Bollard-mounted buttons:** stand-alone posts outside entrances, ideal where walls are too far from the approach
- **Wireless actuators:** battery-powered plates that avoid running wire through finished walls
- **Touchless sensors:** wave-to-open options for clinics and food service

Placement matters as much as the hardware. Under OBC 3.8 barrier-free design, actuators must be reachable from the approach, usable from a seated position and clear of the door swing.

## Operator Installation Cost Guide

| Package | Typical range (CAD) |
| --- | --- |
| Low-energy operator, two hardwired push plates | $2,800 - $3,800 |
| Low-energy operator, wireless or bollard actuators | $3,400 - $4,500 |
| Operator integrated with electric strike or card access | $3,800 - $5,500 |
| Full-power operator with safety sensors | $4,500 - $5,500 |

Your written CAD scope confirms the operator, actuators and integration before ordering.

## Working With Locks and Access Control

An operator has to cooperate with the lock. If the door has an electric strike or card access, the operator must release the strike before it opens and must never open a door that should be locked. We wire the operator into the access control system so it opens only when it should.

On one Markham medical building, a PM needed accessible entrances on two clinic suites after a tenant complaint. The crew installed low-energy operators with wireless push plates and wired them to the existing electric strikes. Both entrances were working by end of day, and the PM received an AODA checklist for the file. For electrified locking hardware, see

.

## Getting the Door Ready

An operator cannot fix a door that sags, drags or has a closer set far too heavy. We check hinges, closer and frame during the survey and correct problems before mounting the operator. A healthy door means a longer-lasting operator.

## Bigger Entrances

For high-traffic entrances where swing doors are not ideal, an automatic sliding entrance may be the better option. See

automatic sliding door installation

Automatic Door Repair

[/automatic-door-repair/ →](/automatic-door-repair/)

$800 - $3,500

Sliding, swing and revolving automatic entrances that hesitate, reverse or slam get diagnosed on the first visit. Technicians service Record, Besam and Horton operators, recalibrate BEA and Optex sensors, replace drive belts, gearboxes and controller boards, and verify every setting against ANSI A156.10 safety zones. Automatic doors get priority dispatch around the clock, 2-hour typical arrival in Toronto.

Includes: Sensor recalibration·Belt and gearbox replacement·Controller diagnostics·ANSI A156.10 safety check

Timeline: Same-day typical; crew of 1-2

A Markham medical-office PM called on a January Monday after the main sliding entrance began reversing on every third cycle. Salt crust in the floor guide and a fogged BEA sensor were dragging the Horton operator into safety mode. The crew cleaned and re-shimmed the track, swapped the sensor and reset force settings the same afternoon.

$4,500 - $12,000

A new automatic sliding entrance changes how a building handles traffic, winter drafts and accessibility. Installation covers single and bi-parting sliding packages from Record, Besam and Horton, with BEA and Optex sensors, breakout panels and battery backup options. The crew sets the header and track, glazes the panels and commissions the operator to ANSI A156.10 safety zones. Vestibule pairs are recommended for Toronto winters.

Includes: Header and track install·Sensor commissioning·Breakout panel setup·ANSI A156.10 safety check

Timeline: 1-2 days on site typical; crew of 2-3

A Brampton grocery owner replaced a worn swing pair with a bi-parting Besam sliding entrance before winter. The crew installed the header and panels overnight between closing and opening, commissioned the sensors and handed over at 7am. No trading hours were lost, staff reported far fewer drafts at the checkout lanes, and the store added the entrance to a quarterly service plan.

Timeline: 1 day per door typical; crew of 1-2

A Newmarket property manager wanted FOB access on a light industrial building's two front entrances and a rear staff door. The crew installed electric strikes on the hollow metal doors, a mag lock with code-compliant release on the aluminum front entrance, and battery-backed power supplies. The security vendor programmed the FOBs the same afternoon, and tenant FOBs were handed out that Friday.

## Handicap Door Operator Installation FAQs

### How much does a handicap door operator cost in Toronto?

Typical installs run $2,800 to $5,500 per door. A low-energy operator with two hardwired push plates on an existing door sits at the low end. Wireless actuators, bollard posts and access control integration move it up. Full-power operators with safety sensors sit near the top.

### What is the difference between low-energy and full-power operators?

Low-energy operators open slowly and with limited force under ANSI A156.19, so they usually do not need safety sensors. They suit suites, clinics and most accessible entrances. Full-power operators open faster for heavy traffic and need safety sensors under ANSI A156.10.

### Do I have to add an operator under the AODA?

Requirements depend on the building, its age and any renovations. Many owners add operators to meet customer expectations and barrier-free design standards even where not strictly required. We provide an AODA checklist so you can document what was installed.

### Where should the push plates go?

Push plates must be reachable from the approach and clear of the door swing, at a height usable from a seated position, as set out in OBC 3.8 barrier-free design. Bollard-mounted buttons are common outside entrances.

### Can the operator work with my electric strike or card access?

Yes. We wire the operator to release the strike before opening and to respect access control so locked doors stay locked until a credential is presented.

### Can you add an operator to my existing door?

Usually, yes. Most aluminum and hollow metal doors in sound condition can take an operator. We check hinges, closer and frame first, since a sagging door will strain the operator.

### How long does installation take?

Usually one day with a crew of two. Two clinic suite entrances in Markham were fitted with operators and wireless push plates in a single day.

### What are wireless actuators?

They are battery-powered push plates that signal the operator without running wires through walls, useful where wiring would be costly or disruptive.

### Do you service door operators after install?

Yes. Our automatic door repair team services Record, Besam and Horton operators, and operators can be added to a maintenance contract.

### Do you install operators on residential doors?

No. We install operators on commercial doors only.
