Common Problems We Fix

## What Goes Wrong Before Property Managers Call About Access Control?

### Hardware that fights the reader

A reader is only as good as the lock. Misaligned strikes, wrong voltage and poor door alignment cause failed unlocks and propped doors.

### Mag locks that fail inspection

Magnetic locks on exits need specific release devices under the Ontario Fire Code. Missing ones can fail inspection and trap people.

### Fail-safe vs fail-secure confusion

Choosing the wrong mode can leave a stairwell locked in a fire or a storefront unlocked in a power cut.

### Lost FOBs and keys

Keyed buildings struggle when keys go missing. FOB systems let PMs remove a lost credential without rekeying.

## Access Control Starts at the Door

Card, FOB and keypad systems get the attention, but the door hardware does the actual locking. A reader that sends the right signal to a misaligned strike still leaves the door locked. A mag lock without the right release devices can fail inspection or trap people. Getting access control right is mostly about getting the door right.

We install the door side of commercial access control across Toronto and the GTA: electric strikes, magnetic locks, electrified locks, power transfer, readers, request-to-exit devices and battery-backed power. Then we commission the doors with your security vendor. Because we also handle

commercial door repair across Toronto

, the strike, closer and hinges get checked before any electrified hardware goes on.

## Locking Hardware Options

### Electric strikes

Replace the standard strike in the frame with one that releases electrically. HES 5000 and 9600 series strikes are common on hollow metal and aluminum frames. They work with the existing lock or exit device and are usually the simplest option for code.

### Magnetic locks

A magnet on the header holds an armature plate on the door. Mag locks suit glass and some aluminum doors where strikes are impractical. On exits, they need a request-to-exit sensor, a manual release and fire alarm tie-in.

### Electrified mortise locks and exit devices

The lock body itself is electrified, powered through a power transfer hinge. Clean and secure, ideal for suite doors and lobby entrances.

## Fail-Safe or Fail-Secure?

| Mode | On power loss | Typical use |
| --- | --- | --- |
| Fail-safe | Unlocks | Stairwell re-entry doors, some mag-locked exits |
| Fail-secure | Stays locked from outside, free exit inside | Perimeter doors, storefronts, suites |

The right mode depends on the door’s role and fire code requirements. We choose per door, not per building.

## Access Control Installation Cost Guide

| Door package | Typical range (CAD) |
| --- | --- |
| Electric strike and reader on hollow metal door | $1,500 - $2,800 |
| Mag lock with REX, release button and power | $2,500 - $4,000 |
| Electrified mortise lock with power transfer hinge | $3,500 - $5,500 |
| Aluminum or glass entrance with full integration | $4,500 - $6,500 |

Your written CAD scope confirms hardware, wiring and power per door.

## Built to Pass Inspection

Magnetic locks on exits are a common fire inspection finding when release devices are missing. We install the request-to-exit sensors, manual release buttons and fire alarm interface the Ontario Fire Code requires for each mag-locked door. Exits must always allow free egress.

On one Markham tech office, the PM needed FOB access on six suites and a mag lock on the glass front entrance without failing the fire inspection. The crew chose fail-safe and fail-secure hardware door by door, added the required release devices and installed battery-backed power supplies. Everything was programmed and working by Friday.

## Working With Your Security Vendor

We prep the doors and power so your vendor can program instead of troubleshoot: labelled wiring, correct voltage, tested hardware. Then we test together so readers unlock on the first try.

Accessible entrances matter to customers, tenants and the AODA. Installation covers low-energy and full-power swing door operators from Record, Besam and Horton, stainless steel push plates, bollard-mounted and wireless actuators, and BEA safety sensors where required. The crew sizes the operator to the door, sets opening force and speed to ANSI A156.19 and positions push buttons per OBC 3.8 barrier-free design.

A Markham medical clinic PM needed accessible entrances on two suites after a tenant complaint. The crew installed low-energy operators with wireless push plates on both doors and wired them to the existing electric strikes. Both entrances were operating by end of day, patients used them the next morning, and the PM received an AODA checklist for the file. No suite closed during the work.

Commercial Door Maintenance & Service Contracts

$1,200 - $4,800/yr

Most commercial door emergencies start as an adjustment nobody made. Quarterly or semi-annual agreements give property managers a scheduled crew for closer adjustment, hinge and pivot lubrication, panic hardware function tests, automatic door safety checks and weatherstripping inspection across every opening. Each visit ends with a written report, including the NFPA 80 compliance report fire marshals ask for. Contract clients get priority dispatch, a 15% parts discount and NET-15 terms.

Timeline: Half-day per building visit typical; crew of 1-2

A North York PM moved a three-building portfolio onto a quarterly agreement after a year of surprise invoices. Each visit covers closers, hinges, panic hardware and automatic doors, with an NFPA 80 report ready before the fire marshal walkthrough. Priority dispatch now covers all three addresses, and emergency calls across the portfolio dropped noticeably in the first two quarters.

## Commercial Door Access Control Installation FAQs

### How much does commercial door access control installation cost?

Typical installs run $1,500 to $6,500 per door. An electric strike with a reader on a hollow metal door sits at the low end. Mag locks with release devices and power supplies land in the middle. Electrified mortise locks with power transfer hinges on aluminum or glass doors sit near the top.

### Electric strike or mag lock?

Electric strikes replace the strike in the frame and work with the existing lock. They are secure and usually simpler for code. Mag locks hold the door with a magnet and suit doors where a strike is impractical, such as some glass doors, but need specific release devices on exits.

### What is fail-safe vs fail-secure?

Fail-safe hardware unlocks when power is lost. Fail-secure hardware stays locked when power is lost but still allows free exit from inside. The right choice depends on the door's role, stairwell, exit, perimeter or suite, and the fire code.

### What release devices do mag-locked exits need?

Mag locks on exits generally need a request-to-exit sensor, a manual release button near the door and connection to the fire alarm so the lock releases automatically. We install the release devices the Ontario Fire Code requires for the door.

### Do you supply the readers and software?

We install keypads and FOB readers and handle the door-side hardware and power. Programming and software are usually handled by your security vendor, and we coordinate the handover with them.

### Can you add access control to aluminum and glass doors?

Yes. Aluminum doors can take electric strikes, electrified hardware with power transfer or mag locks. Frameless glass doors usually use mag locks or specialised strikes.

### What is a power transfer hinge?

It is a hinge with wires running through it, carrying power from the frame to an electrified lock in the door without exposed cables.

### How long does installation take?

About one day per door with a crew of one or two. Three FOB doors at one Newmarket building were installed and programmed in a day.

### Do you need an electrician?

Low-voltage access control wiring is part of our scope. A line-voltage circuit for power supplies may require an electrician, which we coordinate if needed.

### Can access control work with an accessible operator?

Yes. Operators can be wired to unlock and open only when a valid credential is presented. See our handicap door operator installation page.
